UTILIZING THE LATEST MODULAR CONSTRUCTION TECHNOLOGY

Modular construction methodology will be used to construct the buildings at the main site of the resort. Waterside are in discussions with two potential modular providers based in the United States and have previously undertaken a mini-tender exercises and early value engineering activities with a third modular provider located in Northern Europe.


Waterside has also commenced discussions with a newly-established Bahamian modular company – Mosaic Modular Limited – and will consider whether they can be beneficially engaged in building the planned five family villas at the resort. Modular construction methodology is preferred by Waterside due to significantly reduced construction risk, more secure standard of final finish and a shorter delivery program.


Waterside has investigated various modular systems that would be compatible with Waterside’s requirements for the resort which include quality buildings that will be commensurate with at least a 4* hotel; meeting the construction and design standards required by the brand franchisor and satisfying the Miami Dade County construction standards (applicable in The Bahamas). The implementation of a modular building methodology will reduce the requirement for large numbers of skilled labor on-site as most of the manufacturing processes are undertaken off-site and in quality-controlled processes in factories. This approach will simplify on-site management activities whilst reducing the need to source skilled labor locally, which can be problematic in The Bahamas.
